Our property is nestled at the foot of a small cove with large lawns which gradually slope down to the shore.
Our motel is just one of only a few on a 70 mile stretch of highway traveling north from Portland, ME that is located on U.S. Route 1 and directly overlooks the Atlantic Ocean and Penobscot Bay, perhaps the most scenic body of water on the eastern seaboard.
Literally, set a top a ledge, our guests are delighted by the panorama offered from the motel’s commanding location.
Located in the heart of Midcoast Maine (Rockport), our property is nestled at the foot of a small cove (Glen Cove) which offers panoramic ocean views and quintessential Maine waterfront lodging and shore access on 9 oceanfront acres.
You'll be able to explore our 9 oceanfront acres and private shore frontage, accessible only to our guests.
We are just one of a few hotels in the Rockland Maine area that has shore access so our guests can easily explore a part of the Maine Coast, take an invigorating dip in the Atlantic Ocean or sunbathe on our rocky shore.
Harbor seals make their annual pilgrimage to our quiet little cove.

Ledges By The Bay Accommodations
The Ledges offers four types of guestrooms: Deluxe Oceanview, Superior Oceanview, Standard Oceanview and Economy class accommodations. Additionally, the Ledges also offers a 2-bedroom waterview cottage for weekly rentals as well.
Deluxe Oceanview Lodging
Deluxe Waterview guestrooms overlook the bay with panoramic ocean and island views and range in size from 350 to 370 square feet. All Deluxe Waterview rooms feature beautiful, comtemporary styling with a single king bed. Each guestroom features individual heat and air conditioning and many thoughtful amenities for your pleasure. Amenities include flat panel TV with cable programming, in-room computer, high-speed cable internet access, WI-FI, telephone with free local call access, in-room refrigerator, radio alarm clock, dvd player, iron, hair dryer and a pair of viewing binoculars. Included in each room is a large bathroom with a shower/tub combination. These rooms also have a second vanity sink in the room. Our Deluxe Waterview rooms offer sliding glass doors with private balconies overlooking the bay.

Superior Oceanview Lodging
Superior Waterview guestrooms feature a king size bed or two queen beds and are 350 to 370 square feet. These rooms have water views of surrounding Penobscot Bay. Included in each room is a shower/tub combination. Amenities include cable TV, high-speed cable internet access, WI-FI, telephone with free local call access, in-room refrigerator, radio alarm clock and individual heat and air conditioning. These rooms also have a second in-room vanity sink. Our Superior Waterview rooms offer sliding glass doors with private balconies overlooking the bay.

Standard Oceanview Lodging
Standard Waterview guestrooms feature a single king or queen size bed and are 240 square feet. These rooms have water views of the surrounding bay. Included in each room is a shower/tub combination. Our Standard Waterview rooms offer sliding glass doors with private balconies overlooking the bay.

Economy Class Lodging
Economy Class guestrooms feature a single quee nor single king and range in size from 240 to 280 square feet. These rooms do not have water views. Included in each room is a shower/tub combination. Amenities include Cable TV, telephone with free local call access and individual heat and air conditioning.
Coveside Cottage
Our charming Coveside Cottage is conveniently located at the edge of the motel’s pool lawn with scenic views of Penobscot Bay. This 1000 sq. ft. cottage sits atop a rock ledge quite literally and has a private deck that is the perfect place to watch the activity in the cove and to view the colorful sunsets over the ocean at dusk. It can accommodate up to four people, with a queen bedded master bedroom and private bath and a guest room with two twin beds. The Coveside Cottage offers a spacious open living room, full kitchen, wireless internet, electric fireplace and a large deck. Relax while enjoying the naturally cooling ocean breezes of Penobscot Bay.

General Information
Reservations are accepted on a space available basis. Specific location requests are honored whenever possible, but not guaranteed. In the event that a particular room is not available, we reserve the right to place you in the most similar accommodations available.
Reservation Requirements/Cancellations
Your credit card will be used to guarantee your reservation and will not be charged until 72 hours prior to your arrival. All cancellations must be received 72 hours prior to the arrival date, otherwise your credit card will be charged for one night room and tax. There is a $25 service charge on all cancellations. Please note that there are special reservation/cancellation/minimum stay requirements in affect during the Blues Festival (July), Lobster Festival (July/August), Harbor & Boats Show (August) and Labor Day Weekend (September). See below for more details.

3 day minimum stay requirement;
7 days cancellation notice required on all Blues Festival reservations;

Lobster Festival Reservations (July/August)
3 day minimum stay requirement;
7 days cancellation notice required on all Lobster Festival reservations;
All cancellations must be received 7 days prior to the arrival date, otherwise your credit card will be charged for one night room and tax.
Maine Wooden Boat Show Reservations (August)
2 day minimum stay requirement;
7 days cancellation notice required on all Maine Wooden Boat Show reservations;
All cancellations must be received 7 days prior to the arrival date, otherwise your credit card will be charged for one night room and tax.
Labor Day Weekend Reservations (September)
3 day minimum stay requirement;

Check In/Check Out
Check in time is after 3 p.m. Although availability of rooms is not assured prior to 3 p.m., we will make every effort to accommodate you. Check-out time is 10:30 a.m. If check-out is after 11:00 a.m., a $50 fee will be charged. If check-out is after 12:00 p.m., a full day rate will be charged.
Additional Adults/Children/Pets
There is a $10.00 charge for each additional adult in a double room. Children 13 years of age and under stay free in parents’ room. Please note that there is a maximum of four people per room, unless otherwise noted. We do accept pets on a limited basis. For pets, please add a $10.00 per day charge. Please phone ahead for availability.

Ledges By The Bay Location & Directions
From points South, take Interstate 95 north through NH to the Maine Turnpike (I-95N). Follow the Maine Turnpike to Exit 44, I-295 NORTH towards SO. PORTLAND/PORTLAND DOWNTOWN. Follow I-295N past Portland. I-295N becomes I-95N. Follow I-295/I-95N approximately 18 miles to exit 28, BRUNSWICK/BATH/COASTAL ROUTE/U.S. ROUTE 1. Take exit 22 to Route 1. Follow Route 1 North through Rockland to Glen Cove. The Ledges is directly on U.S. Route 1, about 3 miles North of Rockland Maine.
